I have been a keen amateur investor for over thirty years. Most of that time, I have invested in stocks & shares, and also in managed futures.
I have been very fortunate, having worked in 45 different countries, as I neared retirement, I realised that I wanted to reduce the risk level of my investments, and I wanted them to generate a more predictable regular income. Being self-employed, I knew that I would have to rely on my investment income, once I stopped working. So, I explored less risky investments, aiming for those which provided a fairly steady and predictable annual income or gain. That is what led me to multi-lender PDLs.
I liked the concept. The rates of return were attractive. And if a loan went bad, the underlying property could be sold, and the proceeds used would hopefully be enough to repay me.
My early loans had mixed results. After making some pretty fundamental early blunders, I realised that property development was a specialised field. If I was to benefit from this type of investment vehicle, I needed to learn quickly about how it all worked, and what professional lenders have learned about protecting their interests.
I would like to see the multi-lender PDL market flourish. I would like to see many more intermediaries, and many more projects being offered. And I want to see lots more investors active in this market. I hope this book encourages you to become one of them.
